Which Builder?

 

There are many builders and construction companies on Koh Samui, and as the industry has grown, more professional companies have emerged, bringing their western knowledge and experience to this developing island.

 

It is important to choose an established builder or construction company with a good track record. Another key factor is to check that they are skilled in the specific type of work you are looking for, whether it is a single storey house, luxury villa, hotel or residential project.

Building Regulations

 

In order to build on Koh Samui, a build permit must be obtained from the Land Department and the building must meet a plethora of requirements, depending upon the location of your land.

 

There are the four key building regulations to follow on Koh Samui:

 

 
 

1.

Up to 10 meters from the beach - No construction is permitted in this area.

2.

Up to 50 meters from the beach – A single story building with a maximum height 
of 6 meters, including the roof, and the building cannot exceed 75sqm.

3.

Up to 200 meters from the beach – A building with a maximum height of 12 meters, including the roof. The building cannot exceed 2,000sqm.

4.

More than 200 meters from the beach - A building with a maximum height of 12
meters, including the roof.

 

While you may see buildings with flat roofs on Koh Samui, this is no longer allowed.

 

Zoning Laws

 

The Thai Government established zoning regulations on Koh Samui in 2006 to handle the growing Koh Samui property market. The Map below shows the different zones.
